    Welcome to Tresillian Lodge. Please read these Terms and Conditions carefully before making a booking. By accessing our website https://tresillianlodge.co.uk/ and making a reservation, you enter into a legally binding agreement with Tresillian Lodge (“we”, “us”, or “our”) and agree to adhere to these terms.

    Booking and Contract

    • Guest Capacity: Tresillian Lodge is designed for up to six (6) guests. The total number of guests staying at the property must not exceed this limit.

    • Age Restrictions: The lead booker must be at least 18 years of age (or older if specified at booking) and must be present at the property for the duration of the stay. Guests under the age of 18 must be accompanied by a parent or legal guardian.

    • Party Restrictions: Tresillian Lodge is a peaceful woodland retreat. We strictly do not accommodate hen parties, stag parties, or similar large group celebrations.

    Pricing and Payments

    • Dynamic Pricing: Accommodation pricing varies dynamically based on the season (summer vs. off-season), the length of stay, and overall booking demand.

    • Payment Schedule:

      • A deposit of 50% of the total booking amount is required at the time of reservation to secure your stay.

      • The remaining balance must be paid in full at least 14 days prior to your arrival date.

      • If a booking is made within 14 days of arrival, 100% of the payment is due immediately. Failure to pay the balance on time may result in the automatic cancellation of your reservation.

    Cancellation Policy

    All cancellations must be submitted in writing. Our refund structure is as follows:

    • 100% Refund: Cancel 30 days or more prior to your scheduled arrival date.

    • 50% Refund: Cancel between 14 and 29 days prior to your scheduled arrival date.

    • 0% Refund: No refunds will be provided for cancellations made less than 14 days before arrival.

    • We strongly advise guests to take out comprehensive holiday travel insurance to protect against unexpected trip cancellations.

    Security Deposit

    • Pre-Authorization: A security pre-authorization hold of GBP £1,000 will be placed on your designated credit card on the day of arrival (0 days before arrival).

    • Release: This hold will be voided/released within 4 days after departure, subject to a satisfactory inspection of the property.

    • Deductions: We reserve the right to deduct funds from the security deposit for any damage to the lodge, its contents, spa facilities, or surroundings, as well as for specialized deep cleaning required due to breaches of house policies.

    Check-In and Check-Out

    • Check-In: Standard check-in information, including access instructions via our private single-track lane, will be provided prior to arrival. Accessible 24/7 via self-check-in methods.

    • Check-Out: Guests must vacate the lodge by the specified check-out time so that our housekeeping team can prepare the lodge for incoming guests.

    House Rules and Guest Conduct

    • Smoking Policy: Smoking, vaping, or the use of e-cigarettes is strictly prohibited anywhere inside the lodge or on the private wooden balcony.

    • Pet Policy: Pets are strictly not allowed at Tresillian Lodge.

    • Residential Environment: The approach to the lodge includes a private lane passing through natural woodlands and rural estate grounds. Guests must show consideration for the natural environment and local heritage elements (including the Brunel viaduct grounds). Working dogs may occasionally be present on the wider estate grounds.

    • Children and Mobility: Children are welcome. The property features underfloor heating and open layouts suitable for seniors or individuals with limited mobility; however, due to the natural woodland setting, outdoor streams, and valley topography, adult supervision is required for children at all times.

    Use of Wellness Facilities (Jacuzzi & Sauna)

    • Safe Use: Guests use the 6-person outdoor Jacuzzi and the sauna entirely at their own risk. Children must be supervised at all times around the spa facilities.

    • Sauna Access: Access to the sauna facility is by appointment only. Please arrange times with management.

    • Restrictions: Glassware is strictly prohibited in or directly around the Jacuzzi. Guests must follow all posted safety guidelines regarding the wellness equipment.

    Access and Vehicle Liability

    • Private Track: The lodge is accessed via a private, unmade single-track lane through ancient forest terrain. While suitable for standard vehicles driven with care, it can be uneven or bumpy depending on the season.

    • Vehicle Liability: We accept no liability for any damage caused to low-slung, sports, or modified vehicles attempting to navigate the access track, nor for any loss or damage to vehicles parked on-site.

    Limitation of Liability

    • Tresillian Lodge shall not be liable for any temporary defect, stoppage, or interruption in supply of public utilities (electricity, water, Wi-Fi) or for any loss, damage, or injury sustained by guests, unless caused by our direct negligence.

    Governing Law

    • These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with a booking at Tresillian Lodge shall be subject to the exclusive jurisdiction of the English courts.
